I am an Architect specialized in high energy performing buildings, building stock analysis, development of EE renovation strategies according to cost-benefit analysis and verification processes.

I work in innovation projects to boost the EE renovation of existing buildings, as the development of technical risk analysis or innovative financing schemes for EE renovation projects. I have a solid experience as project manager for both European and local projects on innovative topics and solution sets, in terms of methods, approaches and processes development.

I work following and sharing the criteris of the New European Bauhaus (togheter, susteinable and beautiful) and in the network of NEB OF MOUTAINS.

CircularB-DfC: A decision-support tool for prioritizing building design factors to enhance circular material flows

Circularity is increasingly recognised as a critical paradigm for sustainability in the built environment, yet existing efforts to assess it—whether focused on material flow analysis, design-for-disassembly strategies, durability metrics, or carbon accounting—remain fragmented and operate at different scales. Despite numerous indicator sets, the literature lacks an integrated framework that combines both technical design factors and the enabling organisational conditions required to support circular outcomes at the building level. This paper introduces CircularB-DfC (CircularB COST Action – Design for Circularity), a decision-Support Tool with a structured matrix for prioritising building design factors to enhance circular material flows. The framework consolidates insights from a systematic literature review and a multi-stage expert engagement process, resulting in 35 technical indicators and 20 enabling factors. These are organised into four technical categories: Material Selection; Design for Disassembly; Embodied Energy and Carbon Footprint; Waste Minimisation, and one enabling category, Circular Construction Management, including Governance, Certification, Stakeholder Engagement, Digitalisation, and Socio-economic aspects. Indicators and enablers are aggregated into a Design Score and an Enabler Score to support early decision-making. The tool was applied to three illustrative scenarios: a reinforced-concrete industrial hall in the Western Balkans, a steel office building in Central Europe, and a timber residential project in East London. The steel scenario achieved the highest Design and Enabler Scores, the concrete scenario performed strongest in Waste Minimisation through prefabrication and site-based strategies, and the timber scenario scored lowest overall due to limited reuse and disassembly provisions in the original design. While CircularB-DfC offers a simple and transparent basis for integrating circularity in design, it is limited by the subjectivity of expert-based weighting and its static structure. Future research will focus on dynamic modelling, integration with digital tools, and broader validation to enhance applicability.

Innovative use of mycelium in construction

The goal of the interdisciplinary study presented in this paper was to identify opportunities for innovative applications of mycelium in construction, including housing construction. This solution is gaining significance due to its sustainability and eco-friendliness. Mycelium can be seen as an innovative alternative to traditional building materials, and can be transformed into permanent structures using mycotecture. In 2023, within the framework of cooperation between researchers from the Warsaw University of Technology and experts from the Łukasiewicz Research Network Institute, an experimental study was conducted and produced interesting results. The study is at the testing stage. The interdisciplinary research team grew to include researchers from the Cracow University of Technology, Eurac Research from Italy and InnoRenew CoE from Slovenia. The methodology of research on mycotecture is a comprehensive process that begins with defining research goals and analyzing the literature. After analyzing existing cases and drawing conclusions, research experiments are designed, which include both laboratory tests and field tests. Field tests of the material produced during the study was linked with the participation of students from the Warsaw University of Technology, who built the Future Pavilion also known as the “We Stand For” initiative, where a prototype mycelium brick was used in the pavilion’s structure.

De-Risking the Energy Efficient Renovation of Commercial Office Buildings through Technical-Financial Risk Assessment

Energy efficiency in the building sector plays a key role in supporting European and global commitments against the current climate crisis. A massive adoption of deep renovation measures would allow a global reduction of energy need up to 36%, based on estimations. However, the market for building renovation is still limited, due to uncertainties associated with risk evaluation. This paper aims to suggest a method to evaluate the financial impacts of technical risks related to energy efficiency investments. Key performance indicators (KPIs) necessary to evaluate the investment risk associated with energy renovation have been defined based on an analysis of the correlation between technical and financial risks, and their originating factors or root causes. The evaluation has been carried out thanks to the EEnvest tool: a web-based search and match platform, developed within the EEnvest collaborative research project funded by the European Commission (EC). This evaluation methodology has then been applied to a case study, an office building located in Rome, for whom an energy efficient renovation project was already in place to reduce energy needs. The investment risk of the renovation project is calculated for two different scenarios: with and without risk mitigation measures being applied during the design, installation and operation phases. The results show the different technical and financial risk trends of these two scenarios, highlighting the benefits obtained by the implementation of mitigation measures

Building-stock analysis for the definition of an energy renovation scenario on the urban scale

This paper describes the enhanced typology approach we developed as an operative tool for building-stock analysis and its implementation in two case studies. It is based on the outcomes of the IEE Project Tabula, which introduced the classification of residential constructions in reference typologies according to the architectural features and the construction period. These typologies compose the matrix, representing the whole building stock of a territory. The enhanced approach described in this paper is focused on analysis on the urban and inter-municipal levels, and enables estimations of the overall energy demand of the constructions, while associating with each real building the energy performance as calculated for the relative reference typology. Starting from the analysis of building stock, we developed renovation strategies with different levels of interventions (i.e., base, standard, and advanced) for the representative building typologies. Accordingly, we foresaw several energy-saving scenarios considering different renovation rates and levels of intervention for the building typologies, and we identified the most cost-effective renovation strategy on the whole building-stock level. The implementation of the approach on the urban level provides a general overview of the main energy-consuming typologies, identifying the buildings’ needs for renovation and the potential savings. In this regard, the results could constitute effective support for defining tailored policies. We applied the approach within two preparatory studies to develop an integrated energy strategy on the inter-municipal level: the Rotaliana-Königsberg Valley Community and the Passiria Valley. The paper presents the main results of these applications, highlighting the different strategies for the data collection and approaches for the definition of the typologies according to the available sources of information and the main features of the building stock.

Impact and reliability of EPCs in the real estate market

Energy Performance Certificates (EPCs) are expected to be a useful instrument for stakeholders (including final users), enabling to compare building energy performances within a purchasing/renting decision process. Thereby, EPCs should have a direct impact on the value of the properties, affecting the market attractiveness, as well as driving the investors in the energy renovations process. Nevertheless, a survey to real estate agents reveals a perceived low reliability of EPCs, representing one of the main barriers in their full implementation.

The paper presents the EPCs impact in the building market and an analysis on energy efficient buildings in eight European countries.

Nearly Zero Energy Buildings: An Overview of the Main Construction Features across Europe

Nearly Zero Energy Buildings (nZEBs) represent the backbone to achieve ambitious European goals in terms of energy efficiency and CO2 emissions reduction. As defined in the EPBD, by 31 December 2020, all of the new buildings will have to reach a target of nearly zero energy. This target encourages the adoption of innovative business models as well as the technology development in the building sector, aimed at reducing energy demand and exploiting local renewable energy sources (RES). Assessing the share of implementation and the performance of technologies in new or renovated nZEBs is strategic to identify the market trends and to define design guidelines with the most effective solutions according to the context. In this regard, this paper analyses the construction features of a set of nZEBs, collected in 17 European countries within the EU IEE ZEBRA2020 project, with a special focus on the influence of the boundary conditions on the technologies adopted. The results show a general high insulation level of the envelope and recurrent specific technologies in the Heating Ventilation Air Conditioning (HVAC) system (i.e., heat pumps and mechanical ventilation), while the climatic conditions do not drive significantly the design approach and the nZEB features
